Roofing Materials Requirements:
Originally, all of the neighborhood's houses were roofed with cedar shake shingles. Years later, per the requests of the homeowners, an amendment was written and approved that permitted asphalt and other roofing materials. These newly-permitted roofing materials include: Cedar Shake, Natural Slate Quarried Stone, Fiber-Cement Shingles, Cement-Based Fiber Reinforcement Materials, Reinforced Concrete Tiles, Concrete Tiles (Hendrix Tile or similar product), Clay Tiles, Fired Clay Products, and Dimensioned Asphalt Roofing Shingles (consisting of a minimum of three layers of fiberglass reinforced asphalt material laminated into one shingle to achieve a shadow or three dimensional effect when viewed from the street).
Examples of recently-approved roofing materials include:
CertainTeed: Grand Manor
GAF: Country Mansion, Camelot and Grand Slate
Owens Corning: Berkshire
Minimum shingle weight is 450 Lbs./ 100 sq. ft.
If you would like to propose any roofing material not listed above, with the same structural and aesthetic qualities, please feel free to contact the ACC.
Vinyl Siding Requirements:
We get questions concerning the approval of Vinyl Siding and there are requirements for that material as well as installation requirements which are listed here:
1. Any vinyl siding shall have a minimum nominal wall thickness of .044 in
2. In any clear run of siding measuring 12'-0" or less (between openings, comers, projections, etc.,), only single length panels shall be used. No vertical joints are permitted.
3. In clear runs of siding over 12'-0", joints may be provided in a random pattern in the wall.
In runs greater than 12'-0" but less than 18'-0" in length, a maximum of one vertical joint is permitted in any horizontal line of siding. In clear runs greater than 18'-0" but less than 30'-0", a maximum of two joints are permitted in any horizontal line of siding.
4. Do not "stair-step" joint patterns.
5. On the left and right sides of the house all joints shall face to the rear of the lot. On the front of the house joint directions should be mixed.
6. The ACC reserves the right to reject any vinyl installation or portion of an installation based on poor finish workmanship, which shall include buckling, warping, or waviness of siding, gaps between panels, failure of the panels to lay together sufficiently tight at vertical joints, or any other visual defect which, in the opinion of the ACC, establishes a standard of finish appearance for the house lower than that for the entire community. Installed siding that is rejected for this reason shall be repaired or replaced as required to obtain the ACC's approval.
